CAL. Z11-036 VILLANI REALTY CORP. – 101 Lake Street, Block 871, Lot 14 – This property is located in an NB Zoning District, the building with the retail space on the first floor and the four apartments above pre date the code and pursuant to §235-12(A) of the Table of use Regulations of the Zoning Ordinance of the Town/Village of Harrison dwelling units are permitted over first floor non-residential uses. Also as per §235-36 Schedule of off street parking for a multiple dwelling is 1 ½ spaces. This application requires 2 variances. 1: The proposed legalization of a dwelling unit located on the first floor requires a use variance. 2: The site plan does not indicate parking for this dwelling unit therefore a variance for 2 spaces are required. Positive recommendation from the Planning Board. Heard at the January Meeting, adjourned to the February Meeting.
CAL. Z11-037 SUSAN & STEVEN DREXLER – 15 Danner Avenue, Block 242, Lot 2 (2-5) – This property is located in an R-75 Zoning District and pursuant to §235-9B Table of Dimensional regulation of the Town/Village of Harrison requires a side and rear yard setback of 5 feet for accessory structures. The legalization of the existing garage encroaches into the side yard setback 3 feet 6 inches reducing the setback to 1 foot 6 inches thus requiring a 3 foot 6 inch variance. Furthermore the garage encroaches into the rear yard setback 3 feet thus reducing the setback to 2 feet requiring a 3 foot variance. Not Heard at the January Meeting, adjourned to the February Meeting.

CAL. Z11-040 MARK SPANO – 197 Harrison Avenue, Block 134, Lot 29 – This property is located in an NB Zoning District. The detached structure is existing non-conforming and pursuant to §235-12(A) of the Table of Use Regulation of the Zoning Ordinance of the Town/Village of Harrison, dwelling units are permitted over first floor non-residential uses. The existing detached structure is proposed to be converted to a dwelling unit therefore a use variance is required. Positive recommendation from the Planning Board. Heard at the January Meeting, adjourned to the February Meeting.
CAL. Z12-001 GIULIO MANNINO – 34 Madison Street, Block 849, Lot 22 – This property is located in a B Zoning District. The applicant is seeking an appeal for an application that was denied at the January 10, 2012 Architectural Review Board Meeting. The applicant applied for solar panels in November of 2011, than appeared before the Board on November 8, 2011, December 13, 2011 and January 10, 2012.
CAL. Z12-002 LORETTA RUSSO – 295 Gainsborg Avenue, Block 915, Lot 2 – This property is located in a B Zoning District and pursuant to §235-36 of the Zoning Ordinance of the Town/Village of Harrison the parking space requirement for one and two family dwellings is 2 spaces per dwelling unit. The proposed application to convert a portion of the garage into finished basement space eliminates all the required parking spaces. Therefore a variance for 4 parking spaces and the ability to use that portion of the driveway located within the required front yard as a parking area is required.
CAL. Z12-003 CHRISTOPHER & CAROLYN RODIER – 8 Tam-o-Shanter Drive, Block 691, Lot 186 – This property is located in an R1/2 Zoning District and pursuant to §235-9(B) of the table of the dimensional regulations of the Town/Village of Harrison Zoning Ordinance the maximum allowable height in stories is 2 1/2 . The proposed addition creates a third story, thus requiring a variance.
